I had put an advert to find a rental property in Harrow. I was contacted by www.housedone.com represented by Mr. Adam alias S. A. Asif.
He showed me the property in North Harrow which we liked. He insisted on paying the initial deposit into his bank. I was hesitant as it was an internet company with no physical address. So we agreed to pay the landlord directly.
We requested the agent for a copy of the contract. Once we reviewed it, we recommended several changes which Adam promised to make. However when we met on the day to sign the agreement, the agreement did no have any of the relevant details / feedback.
Adam promised that as a formality we can sign the agreement now and he will make the changes in the next version.
We agreed and decided to pay the initial deposit of £1000 in cash. Adam took the money from me for counting and then he put £580 (towards 2 weeks of rent as his fees) in his pocket. He then quickly got up and said that he had another appointment and hence had to leave.
After he left, I informed the landlord about this and he was surprised. What surprised both of us was that Adam has actually "stolen" the money without the landlord's consent. In this case the landlord was supposed to pay the Estate Agent fees but it was taken without his consent and notice.
After this incident we, both the landlord and myself, have been calling Adam to execute the revised agreement but he has been giving us excuses for over a month and has now refused to take our calls.
I think this is extremely unprofessional behaviour. If Adam has taken money as an Estate Agent, it was his duty to make sure that the contract / agreement was executed to satisfy both the tenant and the landlord.
I would like to warn all those who deal with Adam or www.housedone.com. Be careful while dealing with this company or their company representatives.
