we had a similar problem - it's as though these people have got nothing better to do than spend hours looking for reasons to charge an extra tenner for things that are not the fault of the tennant! If you really must use these people then get a camcorder and do a film of EVERYTHING in the house and garden before you move in, and still expect a month of arguing with them anyway. Has anyone else any experiences with them?
watch what you sign for when agreeing a tennancy. they say pets are ok in person then quote the 'no pets' in the agreement and turf you out.... homeless. when we moved in the garden was in quite a state, there was rubbish in the garage and ivy growing through the garage roof. the lounge walls were damaged by previous occupants, the bedroom walls even had pictures up with blu-tac holding them. we were charged for this as the blu-tac was not mentioned in the inventory, the lounge was in need of redecoration and we were charged for this. the cleaners did a great job before we moved out of the house, during the 2 hour inspection she found 3 cat hairs in the kitchen... you guessed it we were also charged for the whole place to be cleaned. they wanted the place fumigating although no flees were present, we had this arranged for the day we moved out, this left a faint white residue and could not be cleaned for a week. we were told by hamiltons that this should have been done a week before..... eh!!. we were also charged £10 for a missing clock (i accidentally packed it) although this clearly has a £3 car boot type price tag on the back. £10 for a key that had to be replaced because it did not work any more. oh, there is also a £155 checkout fee that we signed for on agreement. all in all we paid £1050.00 deposit and received £238.00. just a warning to others to read through the bundle of paperwork that you have to sign EVERY page for. DO NOT take their word for anything before you sign over, they deny this in time.
they asked if i had photographs of the garden when we moved in, i said yes, i have. she then said are they dated, if not they dont make a difference. i found a dated one on my phone from 5 days after we moved in, the only reply they could give me was "we moved in during the growing season" April 20th.
the deposit is held by an independant company for disputes, they only go by what you signed for, you have been warned. since i have had this dispute with hamiltons another case with them is going on in the same light, i know this as my sister is a work colleague. im not saying avoid hamiltons at all cost, im saying "do not take their word for anything, get it in writing" thanks for taking the time to read this and good luck with them if you decide to take a tennancy.
